HIPs changes
The laws surrounding Home Information Packs (HIP) changed on 6th April 2009.
Unfortunately, for as long as we have a Labour government, it seems certain that HIPs are here to stay and there have been a number of changes made to the legislation surrounding them. From April 6th 2009 all vendors must have a HIP in place before you market a property in order for potential buyers to have access to the information straight away.
It is now a requirement that all HIPs include a Property Information Questionnaire (PIQ) which will provide information on gas and electricity safety, flood risk, service charges, parking and any structural damage. The idea is that potential buyers will be able to make more informed decisions to buy and are therefore less likely to pull out at a later stage. This form is available to download from our website, simply fill it in and add it your HIP for potential buyers.
